Decide your timeline for selling?
What are your plans after you sell?
Are you staying in the area?
Are you buying a resale home?
Locate your current mortgage, appraisal and property tax information.
Are there any liens on your home/property?
Make a list of recent repairs on your home/property.
List your home’s features.
Extremely important! Begin preparing your home for curb appeal. You may consider hiring a cleaning service and/or professional home stager.
Power wash siding and walkways. Wash windows and screens.
Repaint or stain the home/porch.
Spruce up your landscaping. Trim the shrubs. Mow the lawn, reseed or add sod as needed (pending the season, place fresh potted flowers and greenery)
Make the necessary repairs.

If you have room, have a piece or two of outdoor furniture
Keep porch lights on for evening showings
Illuminate the front walk with solar lights
Indoors - Showcase a Sparkling Clean Home
Clear, Sweep and Mop floors. Have your carpets cleaned. How are your hardwood floors, you may consider having them refinished, or place area rugs.
Clean and clear counter spaces
Clean any tile/grout
Cupboards and Closets-Clear Out all clutter…this equals more space in the eyes of the buyer. You have to depersonalize the space and disassociate yourself with your home. The clutter must go! Put items in storage boxes and place in storage, temporarily, until you sell and you are in your new home.
Clean the drapes and/or blinds.
Think Seasonal. Place vases of fresh cut flowers. Maybe a basket of fresh produce on the kitchen counter, or a fresh bowl of fruit.
Don’t forget to style up your dining room table. Keep it simple.
Place brighter light bulbs.
Have indoor pets? Be sensitive to pet odors or other strange scents in the home, and hid those pet toys and bones.
Consider placing photos on the counter to share the homes beauty/experience…. Maybe its beautiful sunsets, wildlife visitors or the seasonal view you have captured. This will give the buyer a vision.
Think Professional Pictures of your home. You want your home appealing. Walk the house, each room. How does the house look to a buyer? Remember the buyer is imagining their life in a home!
Don’t forget the Garage!
Your Garage Door should be appealing and in good shape from the outside.
Make any necessary repairs, especially with the Garage Door opening and closing.
Remove all the clutter! Donate items or place items in a temporary storage.
You can keep your lawnmower, bicycles and paint cans in the garage, you can also keep items packed in neat clean moving boxes… just organize them.
Clean up any old oil spills.
Sweep and remove dust and cobwebs high and low.
Consider a fresh coat of paint on the garage walls (think Gray, White or Neutral tones).
